BUILDING of a 3-Floor BUSINESS CENTER in Grodno
ABOUT THE PROJECT
Considering serious shortage of business and office premises for an average and small business in Grodno, thinking of development of business centers building as favorable and perspective, OJSC Belarusian Universal Commodity Exchange plans to realize the new investment project - constructing of a 3-floored business center of a European standard. The project assumes to place in a building the hall for the electronic exchange auctions, hotel for businessmen, conference hall, restaurant, fitness center, exhibition and game halls, lunch hall, parking areas (opened area for 15 car-places and closed one for 65), a recreation area with swimming-pool, other objects of an infrastructure (the lift, halls, balconies, bathrooms, security service premises).
The allotment for building by the area of 0,4034 hectares is located in the center of the city (Cosmonauts Avenue). A raised work of a platform is hilly. Subjects to dismantle are not present. Plan for the organization of relief suggests the maximum preservation of surface and meet the minimum required earthworks. Open tap of rain waters, entrance from the main street to the territory of the center, the organization of sidewalks made by concrete tiles, gardening (planting of bushes, flower beds and lawns), installation of small architectural forms are provided. Plumbing and sanitary nets keep within trenches. Cable electric systems are in a ground on depth of 0,7 m. External illumination installed on supports. A convenient entrance of fire-engines and special cars is possible from different directions.
Building is a three-floored frame, with a ground floor. In the plot it is a three-beam composition. The general total structural volume is 25917,2 cubic m.. The building consists of the monolithic bases on stilts and separately standing monolithic raft foundations. Framing of building is frame-linked, walls of stair enclosures serve as stiffening diaphragms. Floorings made by the monolithic reinforced-concrete slabs. External walls self-supported are made of silicate blocks, internal walls and parting walls are made from a lime sand brick. Roofing is the double-layer roll with a heater of foam polystyrene and has internal drains.
The object has IV extent of flame-resistance. The fire alarm, the internal fire main, fire-hydrants, an automatic fire extinguishing and system of smoke removal are provided. Water supply uses an existing intercity network, the hot water supply is local, using water heater. Planned day water flow is 123,6 cubic meters. As a heating source heat supply uses the Thermal Power Station-2 connected through automatic Block Thermic Point. Heating system — two-pipe horizontal with per floor arrangement. Heat-transfer agent is water heated up to 95-70°С. Ventilation is a forced-air and exhaust, with mechanical and natural awakening. Except its main function the ventilating system executes function of a smoke removal.
Electric power supply: Electroreceivers refer to the 2nd class of electric power supply. Voltage of the feed source is 380/220V. The grounding network is TN-C-S type. Grounding of computers is made by the separate grounding strip.
Financing: own funds.
September 10, 2010 first pile of future business center was installed, marking the start of construction.
